On that relatively calm looking day the buildings already look only about 20m from the high tide line on a gently sloping beach facing the open swell direction. It's jutting out way further than any substantial vegetation, which is a fairly basic indicator. There are signs of recent water activity right up to the grass. There's a suspicious scar on the south side implying water right up to the boundary there too, in the recent past.
