Are there property taxes in Oz? In the US, more or less forces large landowners to sell to developers.

Pay one off "stamp duty" upon purchase, there is land tax on second residence.

That'd be stupid.

The reliance upon transactional taxes is a main reason why the coastal environment keeps getting fucked, why house prices have to keep going up, and why state governments can't find things without reliance on the federal handouts.

Income and land-based taxes are the most efficient and reliable.

Many battlers, my parents among them, have been forced to sell, because skyrocketing valuation led to skyrocketing property taxes
They had the foresight to aquire a beach cottage before cashed up nerds caught on and bid the prices sky high.

Now only cashed up nerds can afford the resulting property taxes on what are today multi million dollar beach pads .

Once modest Wrightsville Beach , NC has changed into a mini east coast Malibu, where only cnuts like Nick Carroll and Loofy can afford to live.

I’ve got an old school friend who became a senior public servant in Canberra and retired to up on the point at Lennox. His wife was similarly employed so they were loaded. Originally bought acreage out in the hinterland but she didn’t like all the frogs, etc :lol:
So they moved into a big white box on the point. Haven’t been in contact for a few years now. I doubt they are still there. He didn’t surf .

In theory.

In practice, read Offy's post to see how they massively increase inequality.

In effect, only wealthy people can afford to own land under a property tax regime.

The inequality is far less than that caused by stamp duty, and easily rectified through income concessions.

Stamp duty leads to subdivisions.
